Smoke Alarms

Smoke Alarm Installation Cairns

Queensland has the strictest smoke alarm legislation in Australia, and rightly so. By 1 January 2027, every residential property in the state needs to have interconnected, photoelectric smoke alarms installed in every bedroom, hallway and storey. Easy Cool Air & Electrical handles smoke alarm supply, installation, replacement and testing across Cairns and Far North Queensland, bringing homes, units and rentals up to the current standard with the paperwork to prove it.

Whether you’re a homeowner getting ahead of the 2027 deadline, a landlord chasing rental compliance, or a builder needing rough-in and final fit-off on a new build, the team here installs to AS 3786:2014, positions alarms to the legislative requirements rather than the bare minimum, and finishes the job with a compliance certificate for your records.

What Queensland Law Actually Requires

The current smoke alarm legislation came in after the 2011 Slacks Creek house fire in Logan, which claimed 11 lives. Queensland Parliament passed the reforms in 2016 and has been rolling them out in stages ever since. Here’s where things stand:

The non-negotiables under current law are:
Penalties for non-compliance apply, particularly for landlords. More importantly, insurance claims can be affected and personal liability becomes a real risk if a fire occurs in a non-compliant home.

Where Smoke Alarms Are Required

Queensland law specifies exactly where alarms have to be positioned in a residential property:
Kitchens, bathrooms and garages are specifically excluded due to false alarm risk from cooking steam, hot showers and vehicle exhaust. A standard three-bedroom single-storey Cairns home will usually need four or five interconnected alarms once everything’s accounted for. We measure up properly during the free quote.

Frequently Asked Questions

Are smoke alarms legally required in Queensland?

Yes. Queensland has the strictest smoke alarm legislation in Australia. New builds and renovations have needed to comply since 1 January 2017, rentals and sold properties since 1 January 2022, and every existing residential property must comply by 1 January 2027. The countdown is on.
Photoelectric alarms detect smouldering fires faster, ionisation alarms detect flaming fires faster. Real-world fire data showed photoelectric alarms give occupants significantly more time to evacuate, particularly in overnight house fires, which is why the legislation now requires them. Older ionisation alarms are no longer compliant for new installations and need to be replaced.
Every smoke alarm has a 10-year working life from the date of manufacture printed on the back of the unit, not from when it was installed. After that, the sensor degrades and the alarm becomes unreliable, even if it still looks fine and chirps when tested. Replace it at the 10-year mark.
Under current Queensland law, you need one in every bedroom, one in any hallway connecting bedrooms to the rest of the home, and one on every storey. A typical three-bedroom single-storey home in Cairns will usually need four or five interconnected alarms. We measure up properly during the quote so there’s no guesswork.
Both are legally compliant under Queensland law. Hardwired alarms with battery backup are generally better for new builds, major renovations and any project with the ceilings already open. Sealed 10-year battery alarms are usually the more practical choice for retrofits in existing homes where running new cable would be expensive or invasive.
Since 1 January 2022, every Queensland rental property must have photoelectric, interconnected alarms compliant with current legislation. Landlords are required to test alarms within 30 days before the start of every new tenancy, replace batteries as needed, and arrange repairs or replacements promptly when faults are reported. We offer landlord compliance packages that cover installation, testing and certification in one visit.
Usually a flat or dying battery, but it can also be a dust build-up on the sensor, end of unit life (10-year mark), or a genuine fault. For hardwired alarms chirping despite mains power, the backup battery probably needs replacing. For 10-year sealed alarms, chirping usually means the unit has reached the end of its life and needs full replacement. If the chirping doesn’t stop after a battery swap, give us a call.
Yes. Once installation and testing is done, we hand over a compliance certificate confirming the property meets current Queensland legislation. Keep it for your records, your insurer, and any future property sale or lease.
